Sedona Home Builders Process for New Homes and Renovations / Remodels

A successful project is the result of strong relationships and excellent communications. Our entire team is committed to building a strong relationship with you based upon clear communications, clear goals, expertise, and execution. Over time, we have developed strong relationships with our trade contractors, thus insuring high quality at every stage of the project.

Interior of Sedona luxury homeInitial Meetings: Discuss what your goals are for the project, timeline, budget, evaluate the existing structure, potential building setback issues, CCR restrictions, etc. If you don’t have completed drawings of the addition then we would enter into a design agreement.

Design Phase: Draw plans for the addition and/or renovations and agree to final details. Scope of Work and materials are determined. Prepare project cost estimates. Where materials have not been selected, we will provide allowances so that exact items such as plumbing fixtures, lighting, flooring, appliances can be selected at a later date.

Construction Agreement: We will finalize the contract with Scope of Work details, materials list, allowances provided, etc.

Construction: We immediately submit plans for city approval (not all projects require permits). Once plans are approved we will start the project on the agreed upon timeline. The Scope of Work, timeline, your living arrangements, and complexity of the project will determine the order and number of trades working on your project at any one time. If you are not in the area during the construction, we will provide you with progress reports, and photos on a frequent basis.

Completion: When we are substantially complete with the project we will walk through the project with you and note any items that need further attention.  If necessary, a “punch list” of items will be prepared for completion.  Final Inspections will be performed by the city inspector. You can now enjoy your new and improved home!  For your peace of mind we provide you with a one year warranty. If anything needs additional attention we’re just a phone call away.

If you have yet to purchase your building site we can assist you in the selection process as well.

Design Phase: We will meet with you and your architect, as necessary, in order to offer suggestions from the construction point of view. There are many variables in construction and some are more expensive than others. We look for the least expensive options without reducing the quality or visual appeal of your home. We will be developing preliminary price information in order to keep the project on budget. If your appetite is larger than your budget then you need to know sooner rather than later so modifications can be made along the way. At the same time we will be developing the Scope of Work, and Materials lists. These will have an impact upon your budget as well.

Construction Agreement: Once the architectural plans have been finalized we will finish the contract with Scope of Work details, materials list, allowances provided, etc. and enter into the agreement to proceed.

Construction: We immediately submit plans for city approval and permits. This typically takes 3 to 6 weeks depending upon the workload of the Building Department and any additional requirements/details requested by them. Once permits are issued we will start the project on the agreed upon timeline. The Scope of Work, timeline, and complexity of the project will determine the length of time required to build your dream home. Typically it will require 10 to 14 months for construction. We will provide you with on-going progress reports and photos on a frequent basis as well as periodic job-site meetings if you are available.

Completion: When we are substantially complete with your home we will walk through with you and note any items that need further attention. If necessary, a “punch list” of items will be prepared for completion. Final Inspections will be performed by the city inspector and a Certificate of Occupancy issued. At this point you will be able to move in and start “living the dream”. For your peace of mind and protection we provide you with a two year warranty on the home. Appliances, mechanicals, etc. are covered by the manufacturer and their terms. You will receive an organizer with all of the manuals and warranty information for all of the components in your home. As the home “settles in” to the land, there may be some minor adjustments necessary and we’re always just a phone call away.
